Main Entrance

The main entrance is the door from the drive. The key for this door is issued to guests on arrival. The front door is 82cm wide x 192cm high.

From the hallway there is a door off to the right giving access to the boiler room. The door from the hall to the kitchen measures 74cm x 197cms and the floor covering is vinolay.

Kitchen

The entrance to the kitchen from the hallway is 74cms x 197cms. The kitchen floorcovering is vinolay as in the hallway. To the left is a double glazed door measuring 116cms x 197 cms giving access to the sitting room.

The worktop is in a U shape around the room with a stainless steel single drainer sink. There is a free standing electric cooker with an extractor fan above.

A microwave oven is also provided which sits on the worktop.

Under the worktop to the right of the sink is a dishwasher, automatic washing machine and a fridge freezer.

There is a fire extinguisher in the boiler room and a fire blanket in the kitchen.

Crockery, drinking glasses and cutlery are provided in the wall cupboards and under the worktop.

Sitting / Dining Room

 

Door from kitchen to sitting/dining room is 116cm x 197cm.

Another door leads into the passage to the bedrooms and it is 74cm wide x 197cm high. Double French Doors lead into the garden area and they measure 120cm wide x 177cm high. The room is carpeted with a green, lightly patterned, 80% wool short pile carpet.

There is an open fire suitable for log or coal burning with a steel fireguard provided for safety. The room is lit by a single pendant light with 1 table lamp and 1 standard light.

There is a round dining table with drop down leaves. There is a Freeview TV with remote control and DVD player. There is also a radio/CD player.

Passage to Bedrooms

The door into the passage is 74cm wide x 197cm high. The passage is 98cm at its narrowest point widening out to 107cm. It has a laminate floor covering. There is a door leading to the garden area which is 80cm wide x 196cm high. There are 2 steps down into the garden.

There is a step leading into bedroom 1 which is 9cm high x 82cm wide.

Bedroom 1

The door into this bedroom is 82cmwide x 197cm high.The room is carpeted with a plain short pile carpet. There is a 5foot divan bed with 90cm of space to the left of the bed and 214cm to the right.

The largest clear space in the room is 3.2m x 2.0m.

The room is lit by 4 spotlights and 3 table/bedside lights. There is a heated towel rail and an en suite shower room.

En-Suite

Door leading to the shower room is 67cm wide x 197cm high.

There is a large shower cubicle 117cm wide x 73cm deep with an electric power shower. Access to the shower is by double sliding doors and the height of the shower base is 27cm.

There are 2 grab handles to assist on entering and leaving the shower. There is a WC and wash hand basin. The flooring is ceramic tiles with underfloor heating.

Bedroom 2

The door into this room is 74cm wide x 198cm high. It has 2 divan beds. Bed 1 is tight against the wall. Distance between beds is 65cm. Distance to the left of bed 2 is 46cm. The room is lit by a single pendant light with 1 reading lamp. The floor covering is plain short pile carpet.

House Bathroom

Access door is 73cm wide x 198cm.

There is an Aqualisa shower over the bath with a glass shower door to the open side. There is an angled grab rail on the far side of the bath.

Free space to the left of the toilet 22cm and on the right there is 50cm to the sink. There is a wall mounted heated towel rail.

Floor covering is ceramic tiles with electric underfloor heating.

Outdoor Area /Laundry

The garden area measures 3m x 25m, it is totally enclosed with raised flower beds to one side. The area is flagged and gravelled and garden furniture is provided.

There is a front loading washing machine in the kitchen.

A retractable clothes line is provided in the garden and a tumble drier is in a separate shed 125 metres away.

Additional Information

A box file is kept in the property with information leaflets on local hotels, inns and attractions.

Smokers are invited to smoke outside the building.
