The cottage is accessed from Railway Street via a driveway which is 60 metres long. There is a large concrete area to the rear of The Stables with ample parking.

The cottage is accessed by a ramp which is 109cm wide and is protected by a double hand rail to the left side.

Utility Room

The back door leads into the utility room. The door is 83cm wide x 191cm high.

In the utility are a freezer and separate fridge and an automatic washer which is front loading. There is a single drainer sink which is 90cm high. A fire extinguisher is situated behind the back door. The flooring is stone flags with a rough surface. It is lit by a single pendant light.

Shower Room

This leads off from the utility via a door which is 76cm wide and 196 cm high. On entry to the left is a shower cubicle which is 87 cms wide x 84 cms deep with a safety grab handle to the left. The shower has a double folding door and the lip into the shower is 13 cms high. It is an electric shower and the controls are 140 cms high to the base of the control unit. There is a wash basin and toilet. There is 26cms to the left of the toilet and 28cms to the right. The floor covering is ceramic tiles. It is lit by 2 down lighters.

Kitchen

The door from the utility to the kitchen is 80cms wide and 196 cms high. A fire blanket is situated to the right of the door 154 cms high. In the kitchen are a single drainer sink and worktop both of which are 92cms high. There is a microwave on the worktop. There is a freestanding electric cooker with an extractor fan. A fridge and dishwasher are situated under the worktop.

There is a round breakfast table which is 89 cms diameter and 77 cms high with 2 dining chairs. Crockery, glasses and cooking utensils are all in the wall and base units. It is lit by 4 spot lights and 2 strip lights under the wall units. The flooring is stone flags.

Dining Room

The dining room is open from the kitchen. It has oak flooring and is lit by 5 spotlights and 2 wall lights. There is a pine dining table which is 175cms long x 91cms wide and is 76 cms high. There are 6 dining chairs with it. The front door leads from the dining room to the outside and is 90cms wide, 2 metres high. There is 1 shallow step on the outside. Leading from the dining room is a passageway to the sitting room which is lit by a single pendant light. The door leading to the sitting room is 76cms wide x 196cms high.

Sitting Room

It has oak flooring and is lit by 5 double wall lights. It has a wood burning stove. There is TV with remote control. It has FREEVIEW and a dvd player.

Furniture is a 3 seater settee, a 2 seater settee and 1 arm chair. There are double glass doors leading to the Conservatory.

Conservatory

There are double doors leading into this room which are 140cms wide x 199cms high. There is 1 step down into the conservatory which is 18cms deep plus a lip for the door frame of 6cms. There are double doors leading out onto the patio which are 112cms wide x 199cms high. There is a step outside the door which is 17cms high plus a lip 2cms to the door.

Bedroom 3

The door to this bedroom leads off the passageway to the sitting room and is 75cms wide x 196cms high. It is lit by a single pendant light and by 2 table lamps. It has a short pile part wool carpet.

There is a single bed against the wall with a second pull out bed underneath.

The door from the dining room to the passage is 75cms wide x 196cms high.

The passage is 75cms at its narrowest point. The floor covering is short piled carpet.

Bedroom 2

The door from the passageway is 75cms wide x 196cms high.It has a short piled carpet 80% wool. It contains 2 single beds. Bed 1. There is 60cms free space to the left and 46cms between the beds. From bed 2 to the wall there is 46cms of space. All bedding is poly cotton with non feather pillows and quilts. It is lit by a single pendant light with 2 bedside lights and a table lamp. There is a heated towel rail to the right of the door.

The door from the passageway is 75cms wide x 196cms high.It has a short piled carpet 80% wool. It contains 2 single beds. Bed 1. There is 60cms free space to the left and 46cms between the beds. Free floor space is 110cms x 184cms. There is a wall mounted heated towel rail. It is lit by 2 downlighters and has a shaver point and light over the sink.

Outdoor Area /Laundry

There is a patio adjoining the conservatory 6m x 5m with a further are down the side of the conservatory.

There is a lawned area adjoining this which is 5m x 16.5m.

There is a front loading washing machine in the utility room.

A clothes line is provided in the garden and a tumble drier is in a separate building 10 metres away.

Additional Information

A box file is kept in the property with information leaflets on local inns, restuarants and attractions. Smokers are invited to smoke outside the building.
